The first step for a Buyers is the pre-qualification process
Note: This process is not always necessary before bidding but is required at the time of contract.

We require all Buyers to pre-qualify with one of our approved lenders.  It's quick and easy.  Once you login on the www.SurfMyAuction.com website an email is Click the "Lender" button on the bar above and choose one of the lenders.  Once you are pre-qualified the lender will send us your pre-approval.

Once we receive the pre-approval we will either email or call you with your logon and password for the auction website www.surfmyauction.com.

Go to www.SurfMyAuction.com

Now that you are pre-approved and have a logon and password go to the auction website at www.SurfMyAuction.com and check out the site.  If you have any questions about a particular property you can contact the listing agent for more details.

If you need help getting started, contact the listing agent and they will walk you through the bidding process or get you ready in advance of your approval.

So You Won the Bid...Congratulations!

Now that you won the bid you will need to fill out the sales paperwork.  The listing agent or your registered buyer's agent will help through this process.  All forms are required within 24 hours of receiving the winning bid.  Escrow is required to be wired to the Title Company.

Beware of the time frames in the contract!

Contact your lender and give them copies of your sales contract to continue the loan process.  If this is a short sale time frames do not start until the seller's lender has approved the short sale.  If this is not a short sale the time frames in the contract apply.

Meeting any Contingencies

Once the Buyer's loan is approved or if the Buyer is paying cash the sales process begins.  The contract should be review for finalizing contingencies and time frames must be met.  Once all the contingencies are met it's only a matter of going to closing.

At this point, all that is left is to review the final settlement statement HUD1 and schedule closing.
